What matters to you

How we work with property managers

We know the compliance clock
Smoke alarms tested within 30 days before every tenancy start or renewal, and the RTA is clear that the obligation cannot be passed to the tenant. Safety switches within 90 days of a new tenancy starting. We can run those as a schedule rather than a scramble.
Tenant access handled properly
We contact the tenant, we give notice, we turn up in the window. Your property officer does not have to chase us.
Approval limits respected
Tell us the owner's approval limit and we will not exceed it. If the job is bigger, you get a call and a quote, not an invoice.
Invoiced to the agency, itemised by property
One account, clean itemisation per address, so it reconciles against your trust accounting without a fight.

Attend, report, invoice the agency

The part that makes an agency’s life easier is not the repair, it is what arrives afterwards. Tested, photographed where it matters, invoiced to the agency rather than the tenant, and written so you can forward it to the owner without rewriting it.

Who we already do this for

Agencies and letting managers

Between them these three cover a lot of the Shire's rental and holiday stock. What they want is the same thing every time: a tenant looked after, a compliance record they can file, and an invoice that matches the quote.

  • “Having lived in Port Douglas for less than a year and running a small business where reliability, punctuality and professionalism are paramount, BH Electrics have never failed to deliver. They have been very courteous, prompt and thorough in all of our dealings with them and we would highly recommend their services to anyone. Keep up the good work guys.”

Straight answers

Property and Holiday Let Managers: your questions

When must smoke alarms be tested in a rental?

The Residential Tenancies Authority requires the manager or owner to test the alarms and replace flat batteries within 30 days before the start of a tenancy, and it states plainly that this obligation must not be passed on to the tenant. Source: RTA Queensland.

Do rental properties need safety switches?

Yes. The RTA states all power point circuits in rental properties must have a safety switch attached, and owners must install approved safety switches as soon as practical once a tenancy agreement is proposed. Source: RTA Queensland.

Can you schedule compliance work across a whole rent roll?

Yes, and it works out cheaper. We can batch the smoke alarm and safety switch work across your rent roll by suburb rather than attending one property at a time.
