A bank of commercial meters in a Port Douglas building

Who we work for

Electricians for strata and body corporate in the Douglas Shire

Committees need quotes they can put to a vote and compliance records they can produce on demand. We do a lot of body corporate work and we write our quotes for the people who have to approve them.

How we work with strata

Quotes written for a committee
Scope, cost, why it is needed and what happens if it is deferred. Written so a committee can make a decision without an engineering degree.
We know common property from lot property
We will tell you plainly which side of the boundary a fault sits on, so the right party pays and nobody is surprised.
Compliance records that hold up
Exit and emergency lighting, RCD testing and test and tag, all recorded on a Metrel tester that issues the results as a dated PDF. We will fill in a paper logbook if the committee wants one, but the tester is better: it carries the asset list forward year on year, so nothing quietly drops off it.
The same team every time
We work for body corporates right across Port Douglas: beachfront resorts, apartment complexes, the Mirage precincts and a long list of smaller schemes. Our techs know these buildings.

Metering a building so nobody funds somebody else’s power

A large share of body corporate disputes we get called into are not electrical faults at all. They are a meter that was never proven to the lot it is billing. We log the building, prove each circuit to its tenancy, and hand the committee a record they can put in the minutes.

Who we already do this for

Body corporates across the Shire

Common property, plant rooms, carparks and the awkward bits nobody owns until something fails. Most of these are the body corporate side of a resort we also service directly, which is why the same board schedule works for both.

We have used BHE for many years and since Brad and Leanne bought the business they have lifted it to another level and is even better to deal with. They are so helpful and have great problem solving ideas, as we need to get issues fixed very quickly being a holiday resort and dealing with guests.”

Straight answers

Strata and Body Corporate: your questions

Who is responsible for smoke alarms in a unit?

In Queensland the obligation to install interconnected photoelectric smoke alarms sits with the property owner, and every existing unit must comply by 1 January 2027. Where alarms are on common property or interconnected across lots, the body corporate normally coordinates. We can scope the whole building at once, which is cheaper than doing it lot by lot. Source: Queensland Fire Department.

Can you invoice the body corporate directly?

Yes. We are set up for body corporate and strata manager accounts with purchase orders and account terms.

Can you quote electrical work for a whole strata building at once?

Yes, and it is usually the right call. Doing a building in one pass rather than lot by lot saves on attendance and gives the committee a single number to approve.
