When should the electrician be involved in a renovation?

Get the sparky involved at the plan stage, not the week the tiler is booked. Rough-in has to be done while the wall is open. Once the gyprock, waterproofing and tiles are on, moving a power point 300mm stops being a five minute job. We have done 1,701 kitchen jobs and 1,211 bathroom jobs since 2020, and the ones that run smoothly are always the ones where we walked the site before anything came off the wall.

Rough-in, fit-off, and where they sit in the programme

Rough-in is the cable, conduit, mounting blocks and boxes, done after framing and before lining. Fit-off is everything you see: power points, switches, lights, ceiling fans, exhaust fans, oven and cooktop connections, done after painting. Between those two visits the wiring sits in the wall doing nothing and the builder gets on with it. If you are project managing your own renovation, tell us who is doing the gyprock and when they start. That date sets ours. We work to builder programmes every week. We are a regular on one local builder's jobs, from rough-in right through to fit-off.

Opening a wall usually changes the scope

New work has to comply with AS/NZS 3000, the Wiring Rules, regardless of what was there before. That is where older houses get interesting. Open up a 1970s Queenslander in Mowbray or an old beach place at Cooya and you often find rubber insulated cable that has gone brittle, no earth on the lighting circuit, and a switchboard with no spare space in it. None of that is your fault and none of it means an automatic full rewire. It does mean we have to land the new circuits somewhere legitimate, so a switchboard upgrade sometimes comes into the job. We have done 1,006 switchboard jobs and 263 full rewires, so we can tell you fairly quickly which side of that line you are on. You get told before we do it, not after.

Smoke alarms and safety switches while the ceiling is open

Every existing Queensland home, townhouse and unit needs interconnected photoelectric smoke alarms to AS 3786-2014 by 1 January 2027. If we are already in your ceiling running cable, that is the cheapest that job will ever be. Same story with safety switches on the power point circuits. We have done 1,429 smoke alarm jobs and 1,353 safety switch jobs, and doing them as part of a renovation beats paying someone to go back up there in two years.

The tropical part, which is not marketing

Salt air eats hardware. On anything within cooee of the beach, the finish on outdoor power points, fan mounts and external light fittings matters more than the brand name, and we will steer you off gear that will look terrible in three wet seasons. Bathroom and laundry exhaust fans need to actually vent outside, not just into the roof space. In a Port Douglas February that moisture has nowhere to go. Outdoor enclosures need sealing properly. Ants and geckos getting into a weatherproof box is one of the most common faults we see up here. If your place is north of the Daintree ferry, we plan the day around the ferry rather than pretending it is not there.

What you get at the end

A Certificate of Testing and Compliance from us as the licensed electrical contractor, covering the installation work. Queensland Electrical Contractor Licence 82270, fully insured, four electricians and two apprentices. If something is not right after fit-off, you ring the same number and the same crew comes back.

What we install

We fit Clipsal Iconic, Schneider Electric switchboard gear and Haneco LED because you can still buy a matching part for them years after the renovation is finished.

Who we do it for

We do this work for homeowners, businesses and builders.

Rough-in to fit-off

Wired before the walls close, finished after

Renovation wiring is two visits months apart. Everything decided at the first one is expensive to change at the second.

  1. Cable tails and mounting brackets set into a blockwork wall during rough-in on a new house
    01

    Rough-in, while it is open

Cables run and terminated before the sheeting goes on. Every point you might want in ten years costs almost nothing now and a wall repair later.

  2. Rough-in cabling run through timber framing against blockwork on a new house, cane fields beyond
    02

    Set out to the plan

Heights, switch positions and the points behind the bed and the bench. We set out against the joinery drawings, not against the stud that happens to be there.

  3. A finished kitchen with pendant lighting after a renovation rewire
    03

    Fit-off and certify

Fittings on, tested, and a Certificate of Testing and Compliance for the work. The builder gets a handover rather than a list.

Straight answers

Renovation and Extension Wiring: your questions

What does the electrical side of a renovation cost?

The electrical side of a renovation is costed on the number of new points, how far the cable has to run, whether the switchboard can take the extra circuits, and what we find once the wall is open. Nobody can put a number on that from a phone call, and anyone who does is guessing. We come out, look at the switchboard and the existing wiring, and quote off that. If something we find changes the scope mid job, you hear about it before we do the work.

Can I run the cable myself and get you to just connect it?

No. Electrical installation work in Queensland is licensed work, and that includes running the cable, not just the connection at the end. We also cannot issue a Certificate of Testing and Compliance for an installation we did not do. Your insurer will take a keen interest in that certificate if anything ever goes wrong. You can save real money by having the walls open and access clear when we arrive. That part is genuinely helpful.

Do I have to rewire the whole house if the old wiring is dodgy?

Usually not. The rule is that the new work has to meet current standards, not that every old circuit gets ripped out. In practice we replace what we are touching, make sure the new circuits are properly protected, and give you a list of anything else worth doing so you can decide. A complete rewire is the exception rather than the default: most of what we do is a section at a time.

How much notice do you need to fit renovation wiring in with my builder?

The more the better, but we are used to short notice. Rough-in and fit-off both need to slot into someone else's programme, so give us the framing date and the painting date and we will work backwards. If the job moves, tell us early and we will move with it. We run a Same Day Service Guarantee for commercial customers, meaning a call by 2pm on a business day is attended that day, plus 24/7 emergency callout, so there is always someone contactable.

Why do you fit Clipsal Iconic, Schneider and Haneco?

Because we can still get matching parts for them in ten years. Renovations get added to. If you extend again or a switch mechanism fails, you want the new one to look like the old one rather than replacing every plate in the room. Iconic covers the switches and power points, Schneider covers the switchboard gear, and Haneco does the LED lighting and exit and emergency fittings. All three are supported properly in Far North Queensland.
