House rewiring, staged so you can keep living in the house

Old rubber and cotton wiring fails quietly in a hot roof space long before anything trips. We have done 263 rewires since 2020, most of them staged, so the worst circuits get sorted first and the rest when it suits you.

Does your house need rewiring, and how can you tell?

Most houses we look at do not need a full rewire. They need part of one, done in the right order. Rewires are a small slice of what we do, and most of them get staged rather than done in one hit.

How to tell if your house is due

Old Queenslanders and post war houses around Port Douglas, Mowbray and Mossman were wired in rubber with cotton braid. Rubber has a service life and it has well and truly passed. It goes hard, then it cracks, and when a sparky moves a cable in the roof the insulation falls off the copper in flakes. It can look tidy from the manhole and still be finished.

Signs worth a look:

  • Black rubber or fabric covered cable visible in the roof space or under the house
  • The same circuit tripping over and over. Fault finding is our biggest category at 8,840 jobs, and a fair few of those end up being a perished cable
  • Lights dimming when the air conditioner or the kettle starts
  • Warm switch plates, browning around a power point, or a burnt smell near the switchboard
  • Two or three power points serving a whole room, with double adaptors doing the rest
  • A ceramic fuse board with no safety switches on the power circuits

Up here the roof space is what kills old cable. A steel roof through the build up sits a long way above the outside air. Decades of that heat, plus wet season humidity, ages rubber faster than it would down south. On coastal blocks salt air gets into terminals and older unsheathed cable. Ants and geckos nesting in outdoor enclosures cause real faults too, and they pick tired old gear long before they bother new gear.

Full rewire or partial

A full rewire means every circuit replaced from the switchboard out. New cable, new power points and switches, new light points, new earthing and bonding, and a new switchboard with safety switches across the lot. A partial rewire replaces the circuits that are actually shot and leaves sound cable where it is. Plenty of houses had a kitchen or an extension done in the nineties, so half the place is already in modern flat sheathed cable.

We tell you which one you need after we have been in the roof and under the floor, not over the phone.

What the work involves

Rough-in first. New cable pulled through the roof space, wall cavities and under the floor, which is where a highset Queenslander makes life easier for everyone. Then fit-off: points, switches, fittings and the board. Some wall chasing and patching is unavoidable in a lowset block house or a rendered wall, and we show you where before anyone picks up a grinder. Power comes off in sections rather than for the whole job, so most people keep living in the house while it happens.

Why we usually stage it

Staging lets you deal with the dangerous circuits now and the rest when the bathroom or kitchen gets done and the walls are open anyway. It also spreads the cost. We keep notes on what has been replaced and what is still original, so the next visit picks up where the last one stopped, even if that is two years later.

Who is actually doing the work

Four electricians and two apprentices, working out of Craiglie under Queensland electrical contractor licence 82270, fully insured. When the work is finished you get a Certificate of Testing and Compliance, which we issue as the licensed electrical contractor for installation work. Keep it with your house papers, because insurers and conveyancers ask for it.

What we install

We run Olex cable, Clipsal switches and power points, and Schneider Electric switchboard gear, because it holds up in this climate and the wholesalers up here actually stock the parts when we need one in a hurry.

Who we do it for

We do this work for homeowners and property managers.

Rewiring an older house

Circuit by circuit, with the house still liveable

A full rewire sounds like moving out for a fortnight. Done properly it is staged, and you keep power to most of the house most of the time.

  1. An under-house space stripped back to the joists, new battens lit overhead
    01

    Get to the old cable

Under the house, through the roof space, and behind the sheeting. What we find in a 1970s Queenslander decides the programme, so we look before we quote.

  2. A neatly labelled distribution board after a BH Electrics upgrade
    02

    New board, new circuits

The board is the heart of a rewire. Circuits split properly so a fault takes out one thing instead of the house, and every one of them labelled.

  3. Ceiling fans running in an open plan living room with a raked ceiling, kitchen beyond

    Finished, tested, certified

Fittings on, everything tested, and a compliance certificate for the lot. It is the paperwork an insurer asks for after a fire.

Straight answers

House Rewiring: your questions

What does a rewire cost?

The cost of a rewire depends on the number of circuits, how the house is built and how good the access is. A highset timber house with a clear underfloor is a very different job to a lowset block house with a tight ceiling. We do not publish rates, because any number we put on a page would be meaningless for your place. We quote after an inspection and itemise it by stage, so you can see the urgent circuits separately from the rest.

Do I legally have to rewire an old house?

Not for age on its own. What does apply is that any new or replaced work has to meet AS/NZS 3000, the Wiring Rules. Separately, interconnected photoelectric smoke alarms to AS 3786-2014 are required in all existing Queensland homes, townhouses and units by 1 January 2027. A rewire is the sensible time to handle that, while the roof space is already open.

Can I pull the cable for a rewire myself and have you connect it up?

No, and we would not sign off on it. Running cable is electrical work and it needs a licensed electrician. Since 1 January 2025 the restrictions also cover work near energised equipment, along with limits on entering roof spaces. That rules out a homeowner in the ceiling beside live mains. What you can do is the patching and painting afterwards, and that saves real money.

Can we stay in the house while it is being rewired?

Almost always. We isolate one section at a time, so you might lose the kitchen for a day and the bedrooms the next. Fridges and freezers get planned around. If it is a small house going through in one go there may be a day where the power is off for most of it, and you will know which day well before it arrives, not the morning of.

How do I find out what wiring I have without pulling the house apart?

Take a torch into the roof space or have a look under the house. Grey flat sheathed cable is modern. Black rubber, fabric braid, or anything that leaves powder on your fingers is not, and it should not be handled. We check both while we are on site for anything else, so if we are already there for a fan or a power point, ask. It is a ten minute look and it is worth doing before you plan a kitchen or a new air conditioner.
